Carol has been a part of the real estate group in the Minneapolis office since March of 2005. Prior to Faegre & Benson, Carol's experience includes over 10 years as an Assistant City Attorney for the City of Minneapolis where she advised the City's elected officials, boards and commissions, and staff on matters related to zoning, land use planning, land subdivision, street vacation, heritage preservation regulation and a variety of other municipal legal matters. Since joining Faegre & Benson, Carol has represented developers, businesses and individuals on a variety of land use matters, including the following projects:
Calhoun Square Redevelopment, involving expansion and renovation of the Calhoun Square shopping center in Uptown with the addition of new mixed-use housing components
MoZaic Mixed-Use Development, a planned unit development located in the Uptown area of Minneapolis including 145 condominium units in two 10- and 8-story towers, with office, restaurant and entertainment uses
Hiawatha Flats, a planned development located near the Hiawatha light rail line of 233 rental dwelling units in two buildings requiring rezoning and permits for increased height to 6 stories
Pacific Block Redevelopment, a mixed-use hotel, condominium and retail project in Minneapolis Warehouse District, involving environmental review, heritage preservation and zoning approvals
Redevelopment of nonconforming gas station, convenience store and car wash facility
Advise international mining corporation on expansion of Minnesota aggregate mine sites
Representation of Minneapolis Downtown Council in negotiations with city for creation of business improvement special services district
Assess zoning compliance and regulations relating to redevelopment of industrial, commercial and residential properties for potential purchasers
Assess effect of partial takings through condemnation on zoning status of remaining property and assist owners in obtaining zoning approvals for mitigation of condemnation impacts
Land use and zoning approvals for several affordable and supportive housing projects
Advise on right-of-way vacation and dedication
Negotiation of conservative easements
