Ms. Kozerski specializes in transactional real estate law, primarily devoted to financing, leasing, and acquisitions and dispositions. Ms. Kozerski's recent financing projects include the negotiation of a $150 million permanent loan from Credit Lyonnais secured by a campus facility for high-tech companies in Redwood City; a $202 million loan facility from General Electric Capital Corporation secured by properties in California, Washington, Oregon and New Mexico; and a $75 million securitized loan from Greenwich Capital Financial Products secured by a large office building in San Francisco. Ms. Kozerski's leasing practice has involved the nationwide representation of retail tenants, such as Kmart Corporation, in leasing, subleasing and sale leaseback transactions. She has directed the efforts of a team of lawyers and paralegals in all leasing matters for Burnham Pacific Properties, a publicly traded REIT that at one time owned over 100 shopping centers throughout the Western states. The acquisitions and dispositions handled by Ms. Kozerski vary from the sale of raw land to the acquisition of multi-state portfolios. She was responsible for the real estate due diligence and loan assumption structuring of an $800 million acquisition of a Maryland-based REIT by a CalPERS joint venture. She was a member of the legal team representing Burnham Pacific Properties in its acquisition of 25 properties from AMB Property Corporation. Among the most satisfying aspects of her practice is the representation of clients from the inception of their projects. She has represented TMG Partners, one of the most active developers in the Bay Area, in its acquisition, financing, and leasing of several unique local properties, including the renovation of the former Southern Pacific Building renamed The Landmark@One Market. Professional Activities Ms. Kozerski is admitted to practice in the States of California and Michigan and is a member of the Real Property Law Section of the State Bar of California. She is also a long-standing member of Commercial Real Estate Women in Detroit and San Francisco and of the International Council of Shopping Centers. She is a frequent speaker on leasing and acquisition topics, including presentations for CLE International and the California Continuing Education of the Bar. |
