NOTABLE EXPERIENCE
Real Estate
Mr. Gelt�s real estate clients are principally developers, most of whom require expertise on real estate acquisitions, financing, entitlement, leasing, sales and development, restrictive covenants and conditions, annexation and/or development agreements, special district issues, 1031 transactions and tenancies in common. In addition, Mr. Gelt represents a number of landlords and tenants, most of whom require expertise on lease transactions, property management, listing agreements, broker registration, tenant improvement contracts, build-to-suit leases, commercial and retail leases, renewals, sublease and assignment transactions, lease takeovers, ground leases, property management agreements and parking agreements.
Mr. Gelt has made a number of presentations before real estate owners, developers, tenants, brokers and property managers on such topics as Lease Negotiations, Documentation, Policies and Procedures; Leases and Property Damage, Brokerage Agreements; Land Acquisition and Development, and other Land Use and Leasing issues.
Corporate Representation
Mr. Gelt has served as outside general counsel and a member of the Board of Directors for a number of small to medium size companies as well as non-profit entities. He is very skilled in entry formation, merger and sales transactions, non-compete agreements, employment contracts, private funding and other needs of his corporate clients.
Mr. Gelt is a member of the State Bar of Colorado and the Colorado Bar Association. In addition to being appointed by Mayor John Hickenlooper to the Board of Directors of the Denver Botanic Gardens, he is a member of the Board of the State of Colorado Economic Development Commission, on the Board of Governors for the Metro Denver Economic Development Corporation, and is a member of the Government Relations Committee of the North Metro Denver Chamber of Commerce.
Mr. Gelt graduated with a B.S.B.A. from the University of Arizona in 1966, and received his J.D. from the University of Denver College of Law in 1969. Following his graduation from the University of Denver College of Law, Mr. Gelt was appointed to the Clinical Faculty as its Assistant Director. He then joined the Duke University College of Law as a Clinical Instructor, and thereafter was a senior staff member for then Colorado Governor Richard D. Lamm. Following his service with Governor Lamm, Mr. Gelt entered private practice.
In addition to his private business experience, and since entering private practice, Mr. Gelt has been active in a variety of political and economic development activities. He has served as the Chairman of a variety of organizations, including the Denver International Film Society, the Political Action Committee for Mayor Federico Pena, the finance committee for Governor Roy Romer, the Colorado State Democratic party and the Jefferson County Economic Development Council. Howard continues to be engaged in many civic and political activities.
