John is a seasoned expert in real estate valuations with more than 15 years of experience. His background includes valuations of all types of commercial and special use properties, with a particular emphasis on healthcare properties. He has prepared and reviewed valuation and feasibility studies throughout the country for conventional financing, synthetic lease transactions, bond financing, ad valorem, condemnation, estate, purchase price allocation, fair rental studies and insurance purposes. John has been qualified as an expert witness and has testified numerous times in state and local jurisdictions around the country.
Professional Experience
Prior to joining Huron, John was a Senior Vice President at Wellspring Valuation Ltd., now a Huron Consulting Group Practice. Previously, John was Vice President for Real Estate Analysis Corporation. He focused primarily on litigation support including tax appeal and eminent domain cases. Before that, John served Valuation Counselors as Vice President where he specialized in valuations for healthcare properties including hospitals, nursing homes, assisted living, CCRC's, independent living and medical office buildings. He also prepared valuations on a variety of residential and commercial real estate properties for Real Estate Counselors International and Wayne Wnek & Associates.
Representative examples of John's engagement experience include:
Provided valuation services to a major publicly-traded healthcare provider that included 75 skilled nursing and Long-Term Acute Care facilities located across the United States. The engagement was related to a Master-Lease agreement with a publicly traded REIT.
Managed a valuation engagement of 31 skilled nursing homes for a major lender, completing the assignment in less than six weeks.
Provided Expert Witness Testimony on the valuation of a For-Profit Hospital in a Pennsylvania Tax Appeal Trial, resulting in a favorable decision for the client and significant tax savings.
Consulted with a $1B+ non-profit hospital system regarding potential property tax exposure. Engagement was related to the political push to challenge the Exempt status of non-profit hospitals, and the level of charity care provided.
